Tennessee Veteran Housing Eligibility Standards
Only veterans with an honorable discharge and a minimum 10 percent service-connected disability rating qualify for the state's existing down-payment assistance pool. Applicants must also complete a 12-hour financial-literacy course through one of four approved Tennessee Housing Development Agency partners. Income limits are set at 80 percent of area median income for the county of purchase, with stricter caps in the Memphis and Nashville metropolitan statistical areas.
Application Documentation Realities
Files must include DD-214 forms, current credit reports dated within 60 days, and proof of Tennessee residency for the prior 12 months. Lenders participating in the program are required to maintain physical offices in the state and cannot originate loans through out-of-state call centers. Unlike Kentucky or Alabama programs, Tennessee requires verification that the property lies outside any flood zone mapped after 2019.

Projects receive higher scores when they pair assistance with on-base transition offices at Fort Campbell or Naval Support Activity Mid-South.
